24/7 Emergency
Preventive Maintenance Plans (Commercial)
All plans align to CSA 282-19 for emergency power systems. We maintain digital/printed logbooks, exercise transfer switches, and perform under-load runs. Choose the cadence that fits your property and authority requirements.
Monthly Service
- Check fluid levels: oil, coolant, and fuel
- Inspect for leaks and general cleanliness
- Verify battery voltage and electrolyte levels
- Confirm control panel indicators are normal
- Start and run generator (no-load) to verify oil pressure, temperature, and engine response
- Record all observations and corrective actions in maintenance log
- Simulate power failure and operate generator under load for at least 60 minutes at 30% rated load or higher
- Exercise and inspect transfer switches
- Check and drain exhaust condensate traps
- Inspect belts, filters, battery charger, and ventilation system
Semi-Annual Service
- Complete all weekly and monthly tasks
- Load test battery or perform hydrometer readings
- Clean crankcase breather, check belts, and lubricate linkages
- Test protective devices and safety shutdowns
- Inspect and service air intake and ventilation systems
- Document all tests and corrections
Annual Service
- Perform full inspection and infrared thermographic scan of electrical panels
- Change engine oil and filters
- Replace fuel and air filters
- Inspect exhaust system, ignition system, belts, and hoses
- Test and treat diesel fuel if required (CSA B139 & B24 compliance)
- Grease generator bearings and clean windings if required
- Operate generator under full rated load for 2 hours
- Exercise and inspect transfer switch contacts and bypass mechanisms
5-Year Service
- Megger test generator windings (insulation resistance)
- Overhaul engine cooling system: flush, inspect thermostats, clean radiator
- Inspect and adjust engine valve clearances
- Perform full infrared scan of energized components
- Conduct complete system review and update documentation

Residential Generator FAQs
Do I have to run my generator every month?
If your generator is classified under CSA 282-15 Life Safety Systems, it must be run monthly by onsite personnel or a qualified technician. Pac Power provides on-site training so your staff can perform these tests properly, or we can include them as part of your maintenance plan for full compliance.
How often should my commercial generator be serviced?
CSA 282-19 requires all Life Safety generators to receive both semi-annual and annual maintenance performed by an ASTTBC-certified technician. Each service must be stamped and documented to prove compliance.
Many companies send technicians who are not certified and cannot stamp your service log. This means your system does not meet CSA requirements, even if the work was done. Don’t get fooled by low-cost or “quick” service. If it isn’t stamped, it isn’t compliant. Pac Power ensures every inspection is completed, documented, and stamped properly so your system passes audit and operates safely when needed.
What is fuel polishing, and do I need it?
Fuel polishing is the process of cleaning and conditioning diesel fuel stored in your generator’s base or day tank. Over time, diesel can accumulate water, sludge, and microbial growth that cause clogging, poor combustion, and hard starting. Pac Power uses vacuum filtration and chemical treatment systems to remove contaminants and restore fuel quality.
We dip and check the fuel condition every year as part of regular maintenance. Depending on your site and usage, full fuel polishing is recommended every 24 to 36 months to keep your fuel system clean and reliable.
Do you provide fuel top-up service?
Yes. Pac Power can monitor your fuel levels and provide on-demand or scheduled top-up service for diesel-powered generators. This helps prevent low-fuel shutdowns during extended outages and ensures your system is always ready to run. We can also include this as part of your regular maintenance program for convenience and reliability.
During a test, my elevators don’t work. Is that a generator issue or an elevator issue?
In most cases, the issue is on the elevator side rather than the generator. The transfer switch has only two main functions: it transfers main power and sends a signal to the elevator to prepare for transfer before switching. If main power successfully transfers but the elevator doesn’t operate, it usually means the elevator controls aren’t properly set up for emergency power.
Most elevator technicians test their systems only under normal power, not emergency power, as that goes outside their standard scope of work. When in doubt, we recommend scheduling both your generator technician and elevator technician on site together to verify system coordination and resolve any control or signal issues.
